A Major Real Estate Investment Company Enters West Harrison

The multi-billion-dollar real estate investment company Kennedy Wilson is set to acquire the multifamily Carraway community in West Harrison for $237 million.

Earlier this month, Kennedy Wilson, a multi-billion-dollar real estate company, announced its partnership with Kenedix Inc. and Hulic Co. Ltd. of Tokyo to acquire the 421-unit multifamily Carraway community in West Harrison for $237 million.

As it relates to multifamily equity investments, Carraway is only the company’s second investment in the New York area. The first was the acquisition of a 188-unit apartment community in Sleepy Hollow in December 2025, another submarket within Westchester County. Both opportunities came through their acquisition of the Toll Brothers Apartment Living business.

“West Harrison stood out because it offers convenient access to major employment centers while maintaining a true suburban feel with established neighborhoods, excellent schools and a strong sense of community,” says Charlie Bomier, associate, multifamily acquisitions at Kennedy Wilson. “That combination is increasingly difficult to find and made it a very compelling long-term investment for us.

The Multifamily Community 

Completed in 2021, the Class A property is located in Westchester County, approximately 25 miles north of Manhattan, and features a mix of studio, one-bedroom and two-bedroom residences, structured parking, and approximately 6,400 square feet of ground-floor retail space. Carraway features an amenity-forward living experience, including a resort-style pool, fitness center, coworking space, and on-site retail, helping drive strong resident demand and retention.

Carraway includes an affordable housing component, with a select number of units set aside for income-qualified individuals and families in the area. Bomier says that for the rest of the units, “it’s about finding the right balance of understanding where the market is while avoiding unnecessary burdens on residents and continuing to provide a high-quality living experience.”

Carraway so far has attracted a diverse community, with residents from a wide range of backgrounds and life stages. Bomier says that they see everyone from professionals working in nearby employment centers like White Plains to people who have chosen to downsize and enjoy retirement.

“That diversity is one of the community’s greatest strengths, and we hope this trend continues as Carraway evolves,” shares Bomier.

Half of the retail space was already leased to Wondor, a food hall platform that brings together a variety of local and national restaurants in a one-stop shop. When it comes to the remaining tenants, Bomier says that their goal is to find businesses that best serve both residents and the surrounding community.
